Every concierge starts with your property's real content: your listing details, your house manual, your check-in instructions, the local tips you've collected over seasons of hosting. We structure this into a knowledge base the AI draws from. Not a generic template filled with placeholders.

Answers what it knows. Forwards what it doesn't.

When a guest asks about WiFi, the concierge answers with your specific network name and password. When a guest asks something the concierge hasn't been taught (say, your pet policy, and you haven't added it yet), it tells the guest it doesn't have that information and offers to forward the question to you. The guest gets an honest answer. You get the question.

Careful with sensitive details.

Door codes, lockbox combinations, gate codes, alarm instructions. The concierge handles these through a gated retrieval system. Every access is logged with a timestamp and anonymized identifier. Sensitive information is served to the guest who needs it, not left exposed in a chat transcript.

Guests sometimes ask questions that signal booking interest, or a return visit. The concierge recognizes these moments and routes them to you in real time, by email or SMS. You hear about it while the interest is still warm. (Available on Pro.)

Each team member sets their own preferences: channels (email, SMS, or both), quiet hours, and per-property spend caps. The owner, the investor, the on-site manager each receive what they need, when they choose to receive it.

Pearl Beach Cottages sits on Lake Erie in Northeast Ohio. Two lakefront rentals, a few hundred feet from the water, with colorful Adirondack chairs pointed toward the horizon.

This is the property where Cottages Concierge started. The founder's family has operated Pearl Beach for years, and the concierge was built here first, for guests who wanted to know the WiFi password at midnight or the best ice cream near Geneva-on-the-Lake.

The Pearl Beach concierge handles about 40 guest questions a month without escalating to a host. Check-in instructions, door codes, local dining, beach access, the nearest grocery run. Guests get answers in seconds. The hosts get their evenings back.
