Common questions about pricing.
How does billing work?
For our first customers, billing is handled through manual invoicing. We send a monthly invoice by email. No automated charge, no credit card on file until we've scaled enough to warrant it. We're transparent about this because we'd rather be honest than pretend to be bigger than we are.
What counts as a "property"?
A single rental unit. If you have a main cottage and a separate guest house that you rent independently with its own listing, those are two properties. If you rent them together as one booking, that's one property.
How does pricing work for a portfolio?
Each property is priced individually. Five properties on Starter: $99.95 per month ($19.99 × 5), plus $495 in one-time setup ($99 × 5). You can mix tiers. Two properties on Starter and three on Pro is fine.
Can I upgrade a property from Starter to Pro?
Yes. The monthly rate changes to $29.99 for that property, and we charge the difference in setup ($100) as a one-time fee to cover the branding and notification configuration work.
What does the setup fee cover?
Your setup is done for you. We ingest your property's content, structure the knowledge base, configure sensitive-detail handling, and (for Pro) set up your branding. The fee covers that labor. There's no self-serve setup path because we've found the concierge works better when a person structures the content thoughtfully.
